A piece of industrial or commercial property that is abandoned or underused and often environmentally contaminated, especially one considered as a potential site for redevelopment.

Brown-field refers to areas where previous mining activity of some sort has taken place and some or all infrastructure still remains in place.

brownfields

Brownfields are real property, the expansion, redevelopment, or reuse of which may be complicated by the presence or potential presence of a hazardous substance, pollutant, or contaminant.
The goal of a Brownfield Project is to reuse abandoned industrial sites that have become blighted eyesores.

In a very few minutes I found loads of references to this term on google and the above are just some quick definitions. HTH
